At the Berkeley Hall golf club community in Hilton Head, one needn't worry about denting a car door or shattering a bedroom window with an errant tee shot. The community boasts two "core" courses, meaning there are no interior roads or homes shadowing the fairways. Homeowners benefit from the core courses as well: A chip shot will never be taken from their backyard flowerbed. Without lurking homes or roads, the course becomes more condensed, making an 18-hole walk completely plausible.

Golf

The North Course-which was first played in April 2001-is marked by the varying hole elevations along the open coastal landscape. The par-3 eighth tee sits 54 feet above sea level. The South course was scheduled to be ready for play last Fall, but the opening has been pushed back to March 2002. It will have a more backwoods feel than its sibling, as pine tree-lined fairways and smaller, more challenging greens are present.

"I know of no other private golf community in America with two core gold courses," says world-renowned course designer Tom Fazio. "Core golf is the way of the future."

Berkeley Hall also flaunts a Golf Learning Center and Practice Facility. The Learning Center is marked by its four indoor driving booths, complete with video recording. Tape your swing and then see how it looks at the video-analysis studio. The 30 acre-practice facility features target greens, bunkers and two large tee areas. There is also a detailed short game complex with four practice greens.

Real Estate

Just over 400 of the homesites were gobbled up in the first year of sale. There are currently about 25 homes and three cottages on the market. The home sites start at $215,000 and go into the $1 million range for spots along the Okatie River.

Miscellaneous

For the golf tag-along, there will soon be myriad ways to spend an afternoon at Berkeley. The sports and fitness center, scheduled to open in the Spring of 2003, will include strength training equipment, pools, a Jacuzzi, sauna, basketball and volleyball courts and a playground.

The Southern Colonial Clubhouse will play host to social gatherings and offers a picturesque view of the North Course's 1st, 9th, 10th and 18th holes. There are also six miles of nature trails along the scenic Carolina Lowcountry land, where one can peruse by the towering trees, freshwater lakes, and saltwater marshes in search of various forms of wildlife.
